Policies
Off-Peak (April 1 – December 20): 10% of the reservation total is due at the time of booking (non-refundable). The remaining balance is charged 14 days prior to arrival.

Holiday (December 21 – January 2): 10% of the reservation total is due at the time of booking (non-refundable). The remaining balance is charged 60 days prior to arrival.

Winter (January 3 – March 31): 10% of the reservation total is due at the time of booking (non-refundable). The remaining balance is charged 30 days prior to arrival.
Off-Peak (April 1 – December 20): Reservations cancelled within 14 days of arrival are non-refundable.

Holiday (December 21 – January 2): Reservations cancelled within 60 days of arrival are non-refundable.

Winter (January 3 – March 31): Reservations cancelled within 30 days of arrival are non-refundable.
Check-in is at 4:00 PM and check-out is at 10:00 AM
Guests are not allowed to bring pets. Sorry, no exceptions.
Parking

One vehicle included per reservation (garage parking).

Additional vehicles: use Town of Vail parking structures (fee applies).

Front Desk

Open 8:00 a.m. to 10:00 p.m. during peak winter and summer.

Hours may vary in spring/fall.

Late arrivals: pick up keys from Landmark lock box (code provided in confirmation).

Taxes & Fees

Tax: 10.8%, subject to change.

Resort Fee: 6.5% taxable, covers property services.

Residence Protection Plan: $69 per reservation, covers accidental damage up to $1,500 (must be reported before departure).

Housekeeping

Daily trash and towel service.

Stays of 5+ nights receive a full clean with linen change on day 4.

Excessively dirty units may incur an additional cleaning fee (minimum $500).

Pack ’n Plays available upon request.

House Rules & Guidelines

No smoking or pets (penalty: minimum $500).

Quiet hours: 10:00 p.m. to 8:00 a.m. (no loud or disruptive behavior).

Wildlife: No trash left outside; bears are active.

Ski boots: Not permitted indoors, use ski lockers.

Do Not Disturb: Staff must enter if the sign remains on for more than 24 hours.

Occupancy: Only registered guests allowed; exceeding limits (including infants) leads to penalties.

Supervision: Adults responsible for children’s behavior and safety.

Fines: Up to $500 for policy violations.

Fire Safety: Units equipped with extinguishers, smoke, and CO detectors.

Garbage disposals: Do not use for grease, glass, bones, fruit peels, or paper.

Private Residences: Respect all owner belongings and keep unit items inside.

Liability: Guests assume full responsibility for personal property and safety.

Additional Notes

Travel insurance strongly recommended, especially in winter.
