Your stay at this immaculately landscaped community includes access to all the resort amenities including shared pool, private boardwalk access to the beach, and on-site dining. A designated area at the beach with food services and air-conditioned bathrooms. During the summer, poolside cabanas, golf carts, beach chairs, and umbrellas are available to rent via Guest Services. Ideal for small groups and family reunions, this beautiful condo is brightly flooded with sparkling, natural light. The interior design and decor of the condo is so delightful, you'll never want to leave. The welcoming, open-concept living area is the perfect place for everyone to kick up their feet and catch up on their favorite show on the large, wall-mounted TV. Prepare meals or snacks for your loved ones in the inviting, full kitchen, which is open to the living space and comes complete with granite countertops, stainless steel appliances, and contemporary decor. Four can sit at the breakfast bar, gab, and sip wine with the chef of the group. The dining area seats six, making formal dining a cinch. A designated work area is found in the kitchen should someone in the group need to bring their laptop. The condo boasts two bedrooms. The first suite has a comfortable King-size bed, and a TV with access to a bathroom featuring a bathtub/shower combo. The second bedroom holds two King-size beds as well as a Twin bunk bed and a TV. This second suite has access to the balcony. This room also includes an en-suite bathroom featuring a double vanity, walk-in shower, and a deep, relaxing soaking tub. The private balcony offers spectacular views and is a perfect perch for sipping your morning coffee, curling up with your next beach read, or indulging in your evening glass of wine. The resort is your one-stop-for-everything in your exciting Texas Gulf vacation. No current homes or amenities will be affected, though construction equipment may be visible and views may be obstructed in some areas. Construction has been scheduled during certain times of the day to minimize noise and potential disturbances to guests. The work is scheduled to conclude in the next year. Visit the Guest Services pavilion at Palmilla to receive VIP wristbands that allow access to resort amenities. During the summer, poolside cabanas, golf carts, beach chairs, and umbrellas are available to rent via Guest Services. Trailers/boats are not permitted on-site; however, nearby parking is available. No pets are allowed at this vacation rental. This rental is located on floor 2. Parking notes: There is free parking available for 2 vehicles. Guest entry instructions: This rental utilizes an E-lock, a digital lock that requires a unique code to enter. This code is reset after each guest's stay. City/town permit number: 009490 Please note: this home resides in a noise-sensitive area and the owners participate in our Good Neighbor protection program. Our smart home technology will alert our team if excessive decibel or occupancy levels are detected, allowing us to reach out directly with a reminder of maximum occupancy and quiet hours. Resort, Booking & Cleaning Fees: A nightly Resort Fee is charged per unit, per night and helps support resort
amenities and services, including resort pools, fitness center access, beach access, and Wi-Fi. The fee is based on
accommodation size and season, as shown below.

Booking Fee: A Booking Fee applies to each reservation and helps support the elevated service and seamless booking
experience guests enjoy at Palmilla Beach.
Nov 10 to Feb 28: the applicable percentage is 9% per stay
Mar 1 to Oct 31: the applicable percentage is 12% per stay
Cleaning Fee: A separate Cleaning Fee is applied once per reservation to cover standard departure cleaning and
preparation of the accommodation for the next guest. Cleaning fees vary based on unit size and seasonality.
Property Protection Plan: A mandatory, one-time Property Protection Plan fee is charged per reservation based on
unit size: 1 bedroom $69 | 2 bedrooms $79 | 3 bedrooms $89 | 4 bedrooms $109 | 5 bedrooms $129 | 6 bedrooms $149 |
7+ bedrooms $169. The plan covers up to $3,000 in damage and replaces the need for a general refundable security

Check-In & Check-Out: Check-in is guaranteed by 4:00 PM. If your accommodation is ready earlier, we'll be happy to
provide access as soon as possible, but early check-in cannot be guaranteed. Check-out is at 10:00 AM. This allows our
housekeeping team adequate time to thoroughly clean, inspect, and prepare the accommodation for the next arriving
guest. Guests must be at least 25 years of age to check in to a Pamilla Beach Resort vacation home or condominium.
Deposit & Payment Policy: A deposit equal to 10% of the total reservation value, including accommodation charges,
taxes, resort and booking fees, and any applicable package items, is due at the time of booking. The remaining 90%
balance is due 30 days prior to arrival and will automatically be charged to the credit card on file.
Cancellation Policy: All deposits are non-refundable. Once a reservation is booked, any deposit paid will be forfeited if
the reservation is canceled.
Pet Policy: While we love furry friends, pets are only permitted in accommodations specifically designated as pet
friendly. A $150 pet fee and $200 refundable pet deposit apply per reservation. Service animals are welcome in
accordance with applicable law and are not subject to the Pet Policy.
Smoking Policy: Smoking, vaping, and the use of illegal substances are not permitted inside any Pamilla Beach Resort
rental accommodation. A minimum $400 fee may be assessed if smoking or vaping occurs within the accommodation.
Additional cleaning or damage charges may also apply.
